This Is a Big Shift in How Homes Are Being Sold

Over the last couple of months, major real estate brokerages have started making exclusive agreements with specific home search platforms.  

That might not sound like a big deal…

But it is.

Because historically, when you listed your home:

  • It went on the MLS
  • It showed up everywhere
  • Buyers could find it on any platform

That’s no longer guaranteed.


What These “Exclusive Deals” Actually Mean

Here’s what’s happening right now:

  • Some brokerages are partnering with platforms like Redfin, Zillow, Homes.com, and Realtor.com
  • They’re creating “coming soon” or “preview” listings
  • These listings are NOT shown everywhere

Instead…

They are only shown on specific platforms tied to those agreements.  


What Is a “Coming Soon” Listing?

This is where it gets tricky.

A “coming soon” listing:

  • Let's agents test pricing and demand
  • Shows the home before it officially hits the market
  • Does NOT start the “days on market” clock

And that last part matters.

Because when a home sits too long, buyers start asking:

  • Is it overpriced?
  • Is something wrong with it?

So on the surface, this strategy can actually help sellers.


But Here’s the Catch (And It’s a Big One)

If your home is listed as “coming soon” under one of these agreements…

It may only show up on ONE platform.

That means:

  • A buyer searching on another site may never see your home
  • Even agents may miss it depending on where they look

And that limits your exposure.


Why This Matters for Sellers

More visibility = more buyers
More buyers = more competition
More competition = better offers

So if your home is only being shown in a limited ecosystem…

You could be leaving money on the table.

I went on different platforms in the same market…

And the listings were completely different.

Some homes appeared on one site—but not the other.

That means buyers are no longer seeing the full inventory.

  • Is it being listed as “coming soon” or “preview”?
  • What is the strategy behind that?

Because this is YOUR home.

And you should absolutely be part of the marketing decisions.

And if you don’t understand how your home is being marketed:

  • You may get fewer eyes on it
  • Fewer offers
