You would think with how fast tech is advancing—and all the talk about AI making life easier—that buying a house would be simpler.
Like, shouldn’t you just be able to search once and see everything?
Nope.
That’s not what’s happening.
And this isn’t about tech failing… It’s about how the major platforms are structuring deals behind the scenes.
You Might Only Be Seeing 60–70% of Listings
This is the part that should get your attention.
If you’re only using one platform, there’s a very real chance you’re missing 30% or more of available inventory in your market.
That means:
- homes you’d love never show up in your search
- you think inventory is low when it’s not
- you’re making decisions with incomplete information
That’s a problem.
Let’s Break Down What’s Happening
On-Market Listings (What You Expect)
These are the traditional listings:
- the agent lists the property
- it goes on MLS
- platforms like Zillow, Redfin, etc. pull from MLS
These are generally visible everywhere.
Off-Market & “Preview” Listings (What’s Changing)
This is where things get messy.
Off-market or preview listings:
- are not on MLS (at least initially)
- may be shared only within certain networks

Historically, this was mostly in luxury markets.

So if you’re only checking one?
